Looking to buy home. No realtor fees involved (Schaumburg)

About me: Male, 30 years old, work in finance and accounting, and am looking to buy a home (house/condo/apartment/townhouse).
Looking for a for sale by owner transaction, no realtors involved so there won't be that ridiculous 6% realtor selling fee.
I'm pre-approved for a loan, credit score of 800+ so will be a smooth close.
Work in Schaumburg (zip code 60193), looking for a place within a 45 minute drive of this area and looking for 1-3 bedroom homes.
